Nocchi is a small village near Camaiore, approximately 4 kilometers from the town and situated at 110m.a.s.l. The village, placed in a valley divided in two by the Lucese torrent at the foot of Monte Prana, cannot be called a hamlet, but an amalgamation of various villages that are found along the flow of the torrent that have various names for their positions: i.e ‘Rodeschi’, where the villa is situated.
The scenery is formed by forests, agricultural fields, vineyards and olive groves, with villas from the 18th and 19th century scattered here and there. Once a nobile area of Lucca, from estates to the presence of numerous mills and olive presses (which are no longer in use), were used until the first half of the previous century and was the main income of this area.
The villa measuring 425sqm dates back to the beginning of the last century with a garden, veranda, terrace and an external storage space. The villa is free on all four sides with high quality furnishing.
The ground floor is partially underground on the east side and is made up of an entrance hall, three large rooms, a guest bathroom, technical room, storage room and storage area under the stairs. Externally, on the right hand side looking at the main façade, there is a veranda with an external stair case that joins the upper terrace at the first level.
From the main entrance on the ground floor, the second floor is reached via a central stair case. The second floor is composed of the following: a large living and dining area, kitchen, bathroom, bedroom, storage area and wardrobe. From an area of the living space, you can reach the out- door terrace, while from the opposite side of the living-room; there is a stair case that leads to the top floor. Here there are two bedrooms (one with a wardrobe), bathroom and storage rooms.
The flooring in the rooms are decorated parquet, the stair case in original stone and the flooring and tiling of the bathrooms in marble. The villa has all the electrical and plumbing boards in a storage room on the ground floor.
The garden is partially paved, with the rest grass and some fruit and ornamental trees. Part of the perimeter has a Bay leaf hedge. The entire property is surrounded various enclosures: walls and gates on the north and west, and fencing and wooden gates on the east and south side. The villa needs to be partially finished: to be precise, the electrical wiring and the internal door frames, also part of the garden needs to be put in order.
